If you are not in danger, please troubleshoot your issue first before reporting an emergency or submitting a non-emergency repair request.
Maintenance
Unfortunately, things do need to be repaired from time to time and your home has been furnished with appliances and utilities that must be kept in working order. Our job is to make sure those items get repaired as quickly as possible during our business hours. Your job is to follow the guidelines for handling and reporting emergency issues and non-emergency repairs.
Emergency Repair Request
Emergency issues that must be reported immediately are:
- Gushing water
- Lack of heat
- Electrical shorts
- The only toilet is not functioning
- Inoperable door lock
For tenants with emergency maintenance needs, please call 406-215-2767 immediately.
Calls received after business hours are answered by our after-hours call center which is prepared to handle emergency issues.
Non-emergency repairs

Only use the submit a repair request form AFTER you have made every effort to troubleshoot your issue and have concluded you are in need of a non-emergency repair.

We are unable to take maintenance requests over the phone, as we are required by law to obtain written permission to enter your home.
Some examples of maintenance you are expected to do at your own expense:

- Replace light bulbs.
- Replace or clean heat-A/C filters EVERY MONTH.
- Spray yard for bugs and weeds (when applicable).
- Replace smoke/carbon monoxide detector(s) batteries every year. (Notify manager if smoke/carbon monoxide detector(s) is not working.)
- Check for tripped breakers.
- Unclogging drains, toilets and garbage disposals.
- Putting screens back on windows.
- In icy conditions, salting walkways for your safety. When applicable, tenant will supply ice melt or grit.
- Putting closet doors back on track.
- When applicable, maintaining and supplying salt for a water softener.
- Defrosting refrigerators/freezers. Do not use any sharp or blunt object to remove ice.
- Pest control, as needed.
- Cleaning of dryer lint traps, with each use of equipment.
